Mr-Glass Construction in San Francisco, CA | San Bruno Construction
We provide independent Mr-Glass installation and repair across San Francisco, from the Sunset’s fog-belt row houses to hillside Victorians on Russian Hill and Mr-Glass in Mission District homes. The one thing that makes our Mr-Glass work here different is that we build glass into homes that move: soft-story retrofits, settling hillside slabs, and out-of-square balloon-frame walls. If your Mr-Glass shower enclosure binds, leaks, or corrodes faster than it should, call (866) 472-1908 for a free estimate.
Why San Francisco Residents Choose Us for Mr-Glass Service
Noel Carvalho, our owner, grew up in San Bruno and trained in construction technology at Skyline College, where he learned to read load paths before ever picking up a tool. Over more than two decades, our crews have installed and repaired Mr-Glass frameless enclosures, sliding shower doors, and glass railing panels in every kind of San Francisco building, from street-level garage conversions and Mr-Glass service in Noe Valley to top-floor Edwardian baths. We handle the full scope: templating, fabrication coordination, hardware replacement, waterproofing, and final hang. One contractor, every phase, from countertops to rooflines to ADUs.

Common Mr-Glass Construction Problems We Solve in San Francisco
- Corroded pivot hardware on frameless enclosures. Fog-belt moisture works its way into door pivots and hinges on Mr-Glass frameless shower enclosures, corroding the hardware and clouding pivot seals, especially on west-facing bathrooms in the Outer Sunset and Richmond. We replace the hardware with Mr-Glass-compatible parts and reset the seals.
- Binding doors on hillside homes. On hillside lots from Glen Park to Diamond Heights, slab and wall settling racks Mr-Glass fixed shower panels out of plumb, so doors bind or gaps open at the strike jamb. We re-templated and re-hang, rather than tearing out.
- Out-of-square rough openings in old Victorians. Original Victorians and Edwardians have balloon-frame walls that are never square. Mr-Glass panels templated only to a tape measure won’t seal, causing water tracking behind the enclosure. We template to the actual wall, not the tape measure.
- Leaking sliding door tracks in poorly ventilated bathrooms. Clear seals and gaskets on Mr-Glass sliding shower doors degrade faster in cool, damp bathrooms where ventilation is poor, leading to leaks at the track and mildew in the channels. We replace gaskets and, where necessary, improve the venting so it doesn’t happen again.
- Glass installed in garage conversions over soft stories. In Noe Valley and the Mission, many Mr-Glass showers sit in garages-turned-living-space at street level. After a soft-story retrofit, the new shear walls shift the rough openings and the glass no longer hangs plumb.
Mr-Glass Service in San Francisco: What Local Conditions Mean for Your Equipment
San Francisco’s Mandatory Soft Story Retrofit Ordinance has reshaped how we approach Mr-Glass work in this city. Buildings with a soft first story, typically garages or open storefronts under two or more stories of wood-frame housing, must be retrofitted with new shear walls and anchors. Once that retrofit is complete, the entire building moves differently: walls stiffen, openings shift, and glass installed before the retrofit no longer fits the way it did. We regularly re-hang Mr-Glass enclosures in converted garages and street-level units whose rough openings shifted after the shear walls went in, including Mr-Glass in Chinatown retrofit buildings. The fix is rarely a full replacement; it’s usually a matter of re-templating the panel, resetting the hinges, and replacing hardware that took on new stress loads. A generic Mr-Glass page won’t tell you this, because the problem is unique to San Francisco’s retrofit housing stock.
One Job Near the Inner Sunset
On a raised Edwardian near the Inner Sunset, our crew re-hung a Mr-Glass frameless shower enclosure after the homeowner’s soft-story retrofit. The new shear walls had shifted the bathroom’s out-of-square rough opening, and the original panels no longer closed cleanly. We re-templated the glass, replaced the corroded pivots with fresh Mr-Glass-compatible hardware, and reset the fixed panel plumb so the door swung and sealed correctly again. Good construction doesn’t announce itself, it just works, year after year.

AfterMr-Glass Service Pricing in San Francisco
Every glass job in San Francisco is priced to what’s actually in the walls. On a hillside lot, you may need a street-use permit for scaffolding. In a retrofit building, you may need extra templating time to account for shifted openings. In a Victorian, you’re almost certainly dealing with out-of-square framing. A free estimate from us includes a straight, written line-item quote, so you’ll know exactly what you’re paying for before we start.

FAQs – Mr-Glass Construction in San Francisco
In most cases, yes. We re-templated the panel to the new rough opening, replace stressed hinges and pivots, and reset the fixed panel plumb. Full replacement is only needed when the glass itself has cracked or the frame has failed. Call (866) 472-1908 and we’ll tell you which route makes sense for your bathroom.
The fog belt is the culprit. West-side neighborhoods in San Francisco see constant marine moisture, and bathrooms with weak exhaust fans hold that damp air against pivot seals and hinges. We swap in Mr-Glass-compatible hardware and, where needed, recommend a bathroom vent upgrade so the new parts don’t corrode in two years.
Almost never. San Francisco’s pre-1906 and post-1906 wood-frame Victorians have balloon-frame walls that drift over a century. A stock panel templated to a tape measure leaves gaps that track water behind the enclosure. We template to the actual wall surface, not the nominal dimensions.
Often, yes. On zero-lot-line hillside lots, there’s no side yard to stage material or swing a ladder, so scaffolding or material staging requires a street-use permit from DBI. We handle that for you as part of the job, and we’ll tell you upfront if your San Francisco address needs one.
Yes. In San Francisco’s dense row-house blocks, shared party walls mean any anchor or waterproofing work has to account for the neighbor’s side. We plan for that ahead of time, and we coordinate any necessary neighbor notifications before work starts.
