Toto Construction in Sausalito, CA | San Bruno Construction
We’re an independent Toto service provider serving Sausalito, and the short answer is this: we install, rebuild, and repair Toto toilets, Washlets, and lavatories across the 94965 and 94966 ZIP codes, with genuine OEM parts and a working knowledge of how Sausalito’s salt air and steep hillsides shorten the life of bathroom fixtures. We are not a Toto dealer or authorized warranty center. What we are is a full-scope general contractor that has hung Toto Drakes on out-of-level hillside floors, rebuilt Washlet seats corroded by Richardson Bay fog, and staged bathroom remodels up lanes where a dumpster simply cannot go. Why Sausalito Residents Choose Us for Toto Service
Toto makes a good toilet. But a good toilet installed badly on a sloped subfloor, or a Washlet seat wired into a damp waterfront crawlspace, will fail early no matter what the box says. That’s where we come in. Noel Carvalho, our owner, trained in construction technology at Skyline College in San Bruno and has spent more than two decades running residential projects across San Mateo County. He’s pulled permits at City Hall on San Mateo Avenue, framed additions, and finished bathrooms where the tile actually lines up. We bring that same eye to every Toto install and repair: we check the flange height before the bowl goes down, we verify the shutoff valve actually shuts, and we set fixtures level on floors that haven’t been level since the house was built.
We’re also Sausalito service area regulars. We know the difference between a 1920s clapboard cottage on Bridgeway and a mid-century modern cantilevered off a Marin headlands slope. That local familiarity shapes how we spec every Toto part and how we stage every job.
Styles & brands we work with

Common Toto Construction Problems We Solve in Sausalito
- Washlet seat corrosion and control-board failure. The C100, C200, and S350e seats have circuit boards and heating elements that do not love constant salt-laden fog. In waterfront and floating-home installs, we routinely open seats to find green corrosion on the wiring harness and a board that’s done. We inspect the seat’s internal connections as part of any waterfront service call, not just the bowl.
- Drake and Eco Ultramax fill valves short-cycling from hard Marin water. Phantom refills, a tank that hisses every twenty minutes, water bills that climb for no apparent reason. The genuine Toto fill valve scales up and stops seating. We stock OEM replacements and can swap one in under an hour.
- Out-of-level flanges on hillside homes. When a house settles against the slope, or a cantilevered addition shifts, the toilet ends up rocking. Slow seepage at the wax ring follows. We re-level the flange, shim correctly, and set the bowl so it doesn’t move.
- Supply-line and shutoff corrosion in damp crawlspaces. Sausalito plumbing rarely runs on grade. It runs through crawlspaces that hold moisture off the bay, and the shutoff valves and braided lines corrode from the outside in. We replace them before they fail.
- Wax-ring and gasket failure after new tile floors. If you’ve raised the finished floor with new tile and the old flange wasn’t doubled up, the wax ring loses compression and the base weeps. This is a common one on Sausalito remodels where bathrooms sit over sloped framing.
Toto Service in Sausalito: What Local Conditions Mean for Your Equipment
Here’s the thing about Sausalito that doesn’t get talked about enough: almost every construction project here is a steep-hillside job. Homes climb the Marin headlands above Bridgeway, and that changes how a Toto fixture ages and how we work on it. On a hillside home, the plumbing often runs through damp, sloped crawlspaces or cantilevered framing rather than through a clean on-grade slab. That means shutoff valves and supply lines live in perpetual moisture, and the subfloor under the toilet moves more than a flat-lot floor in Mill Valley or Tiburon ever would. A toilet that looks fine from above can be seeping at the flange because the floor shifted half an inch over twenty years. We check for that specifically. Good construction doesn’t announce itself – it just works, year after year. But on a Sausalito hillside, it only works if somebody accounted for the slope before the bowl went down.
Toto Models & Products We Service in Sausalito
We service the full residential Toto lineup that’s common in Sausalito homes: the Drake CST743 and CST744 two-piece gravity toilets, the Eco Ultramax and Ultramax II one-piece models, the Aquia dual-flush, and the Washlet bidet seats from the entry C100 up through the C200 and S350e. Our parts approach is simple. We use genuine Toto OEM fill valves, flappers, and flush towers on Drake and Ultramax repairs. OEM Washlet electronics are what we recommend for longevity on seats that are still young enough to justify the repair. We’ll quote quality aftermarket supply lines and seats where the cost difference isn’t justified. As for Toto sales & service questions, we can source fixtures through our brand network but we don’t run a showroom.

FAQs – Toto Construction in Sausalito
Can a Toto Washlet survive Sausalito’s salt air near the waterfront?
A Washlet can survive, but only if the seat’s internal wiring and the shutoff valve are inspected regularly. In the floating-home communities and Bridgeway-area cottages, salt fog off Richardson Bay corrodes Washlet control boards and heating elements faster than inland. We open the seat housing and check for green corrosion on the wiring as part of any waterfront service call. If the board is already failing, we’ll quote you the repair honestly. Call (866) 472-1908 for an exact quote – estimates are free.
Why does my Toto Drake keep refilling by itself?
That’s the fill valve short-cycling. Hard Marin water scales the genuine Toto fill valve and the tank slowly loses water. You’ll hear it hissing every twenty minutes or so, and the water bill ticks up. We stock OEM Toto fill valves and can swap one in under an hour.
My hillside bathroom floor isn’t level – can you still install a new Toto toilet?
Yes. A sloped floor doesn’t stop a Toto install, but it does change how it has to be done. We shim the bowl correctly, set it in a grout bed, and make sure the flange height is right so the wax ring gets full compression. Skip the shims and the toilet will rock and seep. Call us before the old toilet comes out and we’ll check the floor while we’re there.
Do you handle bathroom remodels where a concrete truck or dumpster can’t reach the lot?
We do. On Sausalito’s hillside lanes above Bridgeway, there’s often no place to park a dumpster, let alone a concrete truck. We handle material staging with permit-driven plans, carrying tile, fixtures, and vanities up the lane by hand or with small wheeled lifts. It’s slower, but it’s how the job gets done on a slope. Call (866) 472-1908 to schedule your free estimate.
Should I repair or replace an older Toto one-piece toilet?
A 15-year-old one-piece Toto is usually worth rebuilding, not replacing. The porcelain is still solid, the flush tower and fill valve can be swapped for genuine OEM parts, and you get another decade out of it. The exception is a Washlet seat past its service life – a failed control board on an old seat often costs close to what a new seat costs. We’ll tell you which one you’re dealing with.
